Michael Hartley qualified in 1980 at Speechly Bircham where for a number of years he was a Partner. He joined Calvert Solicitors as a Consultant in 2001, joining the practice full-time and then becoming a Partner in 2003.
Michael has extensive experience in advising landlords, tenants, owner-occupiers, investors and developers in high value transactions relating to commercial and residential land. This has included options, overages, sales and leasebacks, development agreements, building leases and planning agreements, boundary and ownership problems (usually avoiding the need for litigation), property finance, site assembly, leasehold enfranchisement aspects relating to development, business lease renewals, service charge disputes and charitable investments. Notable transactions include Agreements relating to Site Assembly and Development, Union Street Ltd; Transfer of Freehold and Development Agreements on behalf of Land Management Ltd. relating to Romford Shopping Hall; lease work pertaining to offices, hotels, restaurants, schools, shopping malls and residential development; and adverse title to land.
